One of the state’s largest suburban office markets, built around the Route 287, 80 and 46 interchanges. It is a market of corporate floors and regional offices rather than a downtown, and it has carried real vacancy since hybrid working settled in.

What offices in Parsippany are actually printing

The commercial base here leans toward corporate regional offices, pharmaceutical administration and IT services, concentrated around Route 287 corridor, Interpace Parkway and Lake Hiawatha.

The interesting question in this market is usually fleet reduction, not replacement. Floors sized for pre-hybrid headcount are often carrying two or three more devices than the current print volume justifies, and consolidating at renewal is where the money is.

Before you sign anything

Three things are worth doing in this order, and none of them require talking to me:

  1. Work out your true cost per page. The monthly payment is not the cost. Overage and a separately billed service charge usually account for a meaningful share of the bill, and nobody quotes the blended figure.
  2. Find your notice deadline. Most agreements renew automatically unless written notice lands in a window that shuts months before the term ends. This is the single most expensive thing to get wrong.
  3. Understand what a buyout figure contains. It is three or four separate things, and they are not equally negotiable.

Why go through a broker rather than straight to a dealer?

A dealer rep carries a quota and one line card. I don’t carry a quota, and my job is to size the machine to your actual volume, negotiate the term and the click rate, and tell you when the deal in front of you is a bad one — including when the right answer is to keep what you already have.
